Exterior Waterproofing
We offer excavation services whether it is one isolated crack in the concrete foundation, Multiple cracks, Pourse concrete, Block foundation, or even a Stone foundation. We can excavate and apply a flexible waterproof membrane that will stop that leak over one crack, one wall, or even the entire foundation.
The exterior weeping tile system has a lot of similarities to the interior one. It also sits beside the footing but on the outside of the foundation and not under the floor. Its job is to drain the water from around the perimeter of the footings to help prevent deterioration of the foundation and footings, along with helping to prevent water from washing out the soil below the footings, and preventing movement of the foundation therefore preventing cracks in the foundation. As with the interior weeping tile, we will find different systems in different houses depending on the age of your home. The exterior weeping tile will also become clogged with sediment over time.
Time to go inside, again we have different options depending on your problem.
Interior Waterproofing
We offer pressure injections for fully extended cracks in a concrete foundation. Did you know that the resin we use activates and expands with water? This allows us to stop the leak while it is leaking. Unfortunately there is a down side, houses shift every year with the frost. When they shift sometimes the crack will become larger. As great as this system is, unfortunately it doesn't grow. It is flexible, but for example if your crack is ¼" when we inject and then ½" after the house shifts there might be a gap that would again allow water in.
But not to worry, we offer an extra layer of protection, The Delta Drainage System. This system is a brown dimple board that gets fastened to the foundation over the injection and goes into the weeping tile system under the floor. Its job is to direct any seepage down to the weeping tile system therefore not ever allowing any water on the floor.
The Delta Drainage System can be installed on concrete, block, or stone foundations and can be done in small or large sections, or wrap the entire foundation. This system is approx ½'' thick therefore you can finish your basement right over it. The biggest part of this system is the drainage, so it's time to talk about your weeping tile system.
The interior weeping tile system is a perforated pipe that follows the perimeter of your basement and controls the water table under the floor. It is THE KEY to keeping your basement dry. The weeping tile drains into a basin that either has a combination drain or a sump pump. In different houses we will find different types of systems depending on the age of your home. There is square tile made out of clay pottery, round clay, round concrete, and then there is what we use today which is a 4" plastic fully perforated weeping tile. All of these types except the plastic are 12" long solid pipes that are butted up together. The only way for water to get in is in between each piece. The danger of these types is that they can roll and become dislodged from each other causing major problems.
Weeping tile takes the water from under the house and drains it to a basin. Along with the water comes the sediment. Over time the weeping tile will become full of sediment and need to be flushed out. In any system that we install we install cleanouts for future maintenance. In systems that we don't install we can open the floor in two corners and install cleanouts. You must have proper access to the system in order to flush it right. Flushing from the basin can push and trap the sediment in corners, using a vac truck can dislodge the weeping tile, and using high pressure can cut and break the weeping tile.
So with all of that information that can be very overwhelming, if you have water in your basement give us a call and let us diagnose the problem and provide you with a solution and proposal to keep your basement dry.
